  • New developments will require an initial deposit due as a reservation which is typically 20% of the purchase price.
  • Recently many developers of luxury new construction condominiums are requiring additional deposits during the construction cycle of the building, often up to a total of 50% down-payment prior to the building opening.
  • When purchasing a pre-construction condo you will be given a 15-day rescission period in which you can review all contracts and condominium documents. If for any reason you are uncomfortable moving forward in the purchase you may cancel the contract and request a refund of the initial deposit.
  • After the 15-day rescission period has ended, if you have not canceled your contract then your contract is considered "Hard" and you will be required to close on the purchase when the building opens without exceptions.
  • Typical pre-construction condominiums are delivered to buyers on the closing date with fully completed kitchens and bathrooms but without flooring material throughout the living space. (Some developers may provide an option for buyers to purchase a finishing package including flooring, paint and window coverings prior to closing)
  • In addition to the purchase price on the contract the buyer should expect to pay another 1.25%-1.75% fee ("Developer Fee") at closing and any closing costs related to title or loan servicing and recording.
