I see only one 1-bedroom listed for lease at the moment and it is on the 23rd floor asking $2950 per month. 1-bedrooms are available for purchase from low $400,000′s to high $400,000′s depending on the floor.

It was impressive. I took a few photos of the amenities and a unit. I also got some shots of the penthouse (which was already sold) which I will post shortly.

Thanks for the comment. I will definitely have to go check it out. I'm going over to Jade Ocean today to get my first look at that one. Hoping to take many photos. Next on my list will be to go back over to Marquis to see this penthouse.

Samir,

I saw the penthouse this week and it didn't give me a good impression. It is on 4 floors, so it was a completely different floorplan than the one I expected and which is available on their website. The bathrooms are the same as the standards units. I found the unit badly thought, for instance there is no balcony on the living room and kitchen level… No balcony for the Master bedroom as well.

I haven't had a chance to go over there to see in personally. Every time I took clients over there we were short on time. I will no doubt go there soon to view it in person and take photos and videos.

rentals – I expect rentals for 1 bedrooms to start higher than 900 Biscayne rentals. Only because the floorplans are larger for the 1 bedrooms. They are closer to 1600 square feet and two-storeys and are 1 bedroom plus den. There is also a large 1 bedroom line without the den but close square footage. Prices I suspect would have to begin around $2500. The smaller of the 2 bedrooms I see are starting under 1500 square feet on a single storey . These I suspect would start just over $3000. Of course we won’t see what truly happens with prices until the units are finished and we see the amount of inventory available for lease within the building.
