    Rentals - Expect at a minimum a few months from now. The building has not begun closings yet. Closings are expected to begin in a few weeks then the owners of the units will have to finish the units with flooring, paint, window treatments, closets, etc before making them available for rental. So maybe in a few months.

    what price point do you expect the rentals to come in at? Above 900 biscayne for a 1 bedroom?

    rentals - I expect rentals for 1 bedrooms to start higher than 900 Biscayne rentals. Only because the floorplans are larger for the 1 bedrooms. They are closer to 1600 square feet and two-storeys and are 1 bedroom plus den. There is also a large 1 bedroom line without the den but close square footage. Prices I suspect would have to begin around $2500. The smaller of the 2 bedrooms I see are starting under 1500 square feet on a single storey . These I suspect would start just over $3000. Of course we won’t see what truly happens with prices until the units are finished and we see the amount of inventory available for lease within the building.

Chapter 718 Florida Statute - establishes procedures for creating, selling and operating condominiums. The law requires that the developer give a disclosure statement to the buyer stating that the buyer may cancel the contract within 15 calendar days of signing the contract or of receipt by the buyer of the condominium documents, whichever is later. A purchaser of an existing (resale) condominium unit has the right to cancel the contract within 3 business days after the date of the execution of the contract and receipt by the buyer of the condo documents.

Limited representation means that a buyer or seller is not responsible for the acts of the licensee.  Additionally, parties are giving up their rights to the undivided loyalty of the licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.
