    The developer has recently reduced his pricing. 1 bedrooms are now available from $165,000 facing West, 2 bedrooms from $235,000 facing West, 2 bedrooms from $300,000’s facing East and 3 bedrooms from $540,000 facing East

    They are in R-02, R-04, R-06 and R-08 floorplans. If you would like a tour let me know and we can get exact pricing depending on the floor. Those 1 bedroom units start from the 12th floor and go up to the 42nd floor.

    The SF on the #811 in your recent sales column should be 1095 and not 1247. That would raise the price per SF to $241. I am mentioning this because I got an appriasal done for line 15 last month at the North tower of the Quantum by Lakes Appraisals and only two of the six comps were similar, two were actually for units listed instead of sold and one was for a unit at the Grant Venetia. I have yet to find out why the appraiser didn’t use comps of units closed at 1800 club with direct east views.

    PJ - regarding the sq ft change. We pull information from the MLS. If it is reported incorrectly in the MLS that is what we have to display. We can not alter the data. The sq ft in the MLS must have included the terrace.

Chapter 718 Florida Statute - establishes procedures for creating, selling and operating condominiums. The law requires that the developer give a disclosure statement to the buyer stating that the buyer may cancel the contract within 15 calendar days of signing the contract or of receipt by the buyer of the condominium documents, whichever is later. Limited representation means that a buyer or seller is not responsible for the acts of the licensee.  Additionally, parties are giving up their rights to the undivided loyalty of the licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.
